Netherby Treehouse

We’ve worked with Robert and his family at Netherby since the launch of Netherby Woodland Yurt on Canopy & Stars in 2014. When they were looking for a follow-up project, we toured their sheep-filled parkland and assessed the site’s potential. There was a perfect spot for a treehouse and our industry insight and market expertise gave them the confidence to commit to the build. 

Their treehouse achieves nightly rates of £170-£300 and occupancy of over 80%. We’re now helping them with an exciting phase three!

Can you tell me the return on investment for a project I have in mind?  

We certainly can. As part of our consultancy we can do full financial modelling, including cost to build and expected revenue. We can even do a full 10-year profit and revenue forecast for you to see the return on your investment over the years.     

Can you help me decide what type of space to build?  

Definitely. We have statistics and insights on which space types perform best. But we always encourage finding something unique to you, working with your own ideas and vision.    

Do I need planning permission?  

In most cases, yes. Even temporary structures such as shepherd’s huts and yurts will require a form of planning and in most cases change of land use will be necessary. We can give you more advice based on your individual project requirements.     

How much are your consultancy services?  

Our consultancy costs vary, depending on which services you opt for and the size of project. Please get in touch with the team to find more about how we can help and for a personalised quote.  The first step people usually take is our Viability Assessment, which gives a full report on the feasibility of your plans, including siting advice, choice of space type and guidance on potential earnings. We’ll also take a broad look at planning and access to services - costs between £395-£495 +VAT + Travel Expenses, depending on the size of your site.     

How long might it take for me to set up a glamping business?  

Anything from 6-18 months. We know that’s a broad answer, but some projects can take much longer than others. Planning often takes much longer than you might expect and there are many stages in the build process.
